CWG is launching One Eden, the landmark building previously known as 33 Canada Square. Planning consent has been secured for a comprehensive refurbishment which will be delivered on a pre-let basis.
Located at the epicentre of Canary Wharf adjacent to Eden Dock, and connected to Jubilee and Canada Square parks, One Eden will provide more than 545,000 sq ft of high-quality workspace in addition to retail amenities and an option for a signature rooftop restaurant. A striking internal atrium creates a dramatic centrepiece that will flood the building with natural light.

Leading the Way in Sustainable Development
Originally designed by globally renowned architects Foster+Partners the building is being reimagined by tp bennett, delivering a world-class destination for modern occupiers.
The retrofit will set a new benchmark for sustainable development retaining 97% of the existing sub and super structure to preserve more than 62,000 tonnes of concrete. The building will be fully electric powered by efficient heat pump technology whilst the embodied carbon is estimated to be less than 471 kgCO2/m2 – more than 12% lower than the UK Net Zero Carbon Buildings Standard target for retrofit projects commencing in 2027. The use of high-performance glazing, efficient HVAC systems, heat recovery ventilation, LED lighting and advanced building controls will result in a 44% reduction in regulated carbon emissions.
The redevelopment includes enhanced biodiversity features with atria winter gardens and a rooftop terrace, alongside photovoltaic panels and dual power supply with tenant generator capacity for operational resilience.
The project is targeting BREEAM Excellent, NABERS 4.5-star. WELL Platinum and EPC Rating A certifications, as well as being WiredScore Platinum enabled for best-in-class digital connectivity.
